JMBM Negotiates New Home For California State Automobile Association Six-Story Build-To-Lease Near Walnut Creek BART Station to be Completed in 2009

SAN FRANCISCO – August 23, 2007—Jeffer, Mangels, Butler & Marmaro LLP (JMBM), one of California’s foremost full-service law firms, has announced that a team comprised of their Real Estate, Corporate, Finance, Tax and Land Use attorneys advised the California State Automobile Association (CSAA) in their negotiations for a site near Walnut Creek, California for the relocation of their headquarters in San Francisco.

The JMBM team, led by Martin H. "Marty" Orlick, helped negotiate for CSAA a 255,000 square-foot, six-story build-to-suit lease with a purchase option, with Equity Office Properties, which was acquired earlier this year by Blackstone Group, L.P.

"This is a visionary move by CSAA," said Orlick who specializes in complex real estate transactions. "The move will better enable them to operate like the forward-thinking company they are."

The transaction required expertise involving leasing, tax, land use, construction and finance. Construction on the 255,000-square-foot building near a BART transit station is scheduled to begin early in 2008 and be completed in 2009. The buildings that comprise the CSAA office complex in San Francisco are up for sale.
